Buc-ees brisket sandwich is indeed good. They have a sandwich maker bar where they fresh slice the various types of meat and make the sandwiches, so these are better than other convenience store sandwiches that come pre-packaged from far away.

I don't think Buc-ees is a "competitor" in the sense that we traditionally think of competing retailers/suppliers/services. If a sheetz is across the street from a Buc-ees; yes more people will probably go to the Buc-ees.

I saw a lady there yesterday taking photos of the land and signage - so maybe another news article will come out soon. They have started working on the spec building behind McDonalds.
